Here at Stevens we also offer a comprehensive letting service as well as full property management service.  We advertise all of our available property on not only on our own website but also Rightmove and On the Market.

• Tenant Vetting.  All Stevens tenants are thoroughly screened before a tenancy is agreed to determine their suitability and their ability to meet the requirements of the Tenancy Agreement. They are carefully interviewed and references taken from employers and previous landlords; we also carry out an ID and credit check.
• Tenancy Agreements:  Our Tenancy Agreements comply with the housing act (or contract law if it is a company let); are written in plain English; are easy to understand, contain no unfair terms or conditions, and comply with the Office of Fair Trading recommendations. They are designed to fully protect your rights as a landlord and are subject to regular review to take account of new legislation.
• Buy to Let Advice:  When it comes to buy-to-let advice, we will be completely impartial. We have an excellent understanding of the buy-to-let market generally and locally, and will be able to advise you on the many important factors involved, such as location; how much to spend; how much rental income to expect; how to prepare your property for rent and present it in the best light; and all your legal responsibilities as a landlord.
• Inventories: A detailed and accurate inventory is one of the most important documents you will need when letting your property, especially with the introduction of the Tenancy Deposit Protection legislation, which makes this document an essential part of the lettings process. Our detailed Inventory and schedule of condition is prepared by highly qualified and experienced Inventory Clerks and provides a comprehensive record of the contents as well as the condition of the property on check in and check out.

•  Arranging minor running repairs to the property which fall within the spend limit set.

•  Regular inspections of the property with full written details of maintenance or issues arising from our visit.

•  Monitoring and arranging of all Safety Certificates required such as Annual Gas Safety.

•  Monitoring and arranging of Tenancy renewals for further fixed terms. *

•  Issuing of Section 21 notice requiring vacant possession when appropriate.

•  Upon request provide full details of account information for end of year accounts.

Rent Collection Service

Price Structure:

•  Management, Rent Collection or Introductions

•  Full Management 10%

•  Rent Collection 8%

•  Introductory Service 50% of the first month’s rent (min fee £400)

Administration Fees:

£250 + VAT One Tenant Let

£350 + VAT Two Tenant Let

£450 + VAT Three Tenant Let

£100 + VAT For Each Extra Tenant

Tenancy Renewals

•  £50 for 6 months - For all existing tenancies until 1st June 2020

•  £70 for over 6 months - For all existing tenancies until 1st June 2020

•  £100 for any renewals on New Tenancies starting from 1st June 2019

Rent Insurance

•  £125 for 6 months

•  £200 for 12 months

Inventory Charges for Unfurnished Properties (Includes a full detailed Inventory and Deposit Registration Fee)

•  £120 for two bedroom properties or below

•  £150 for three bedroom properties or above

•  £180 for five bedrooms or above
